🚀 The Scenario
An agent met with a seller who wanted to list a property quickly.
The seller explained:
“My mom passed away, and I’m handling everything.”
The agent asked a few basic questions and was told:
- there was no probate completed
- there were siblings, but “they’re all fine with selling”
The agent moved forward anyway.
The property was listed.
Showings started.
An offer was accepted.
Everything looked good…until it went to the closing attorney.
