April has already been such a fun, full month down here, and a really good reminder of why I love this little slice of life so much.
 
I just got back from a trip home to Texas, and honestly, it felt really grounding. It was one of those moments when I realized I was actually doing what I set out to do this year: building a life that has both work and real life in it. I love what I do and I love my clients, but your girl definitely needs her recharge time too. :)
 
Being back in my hometown was extra special this time. My mom actually lived in the Keys for over 12 years. She is the reason I ended up here, and I recently helped her sell her home so she could move back to Texas. It was a big transition, but now it feels really special to have a little home base back there too.
 
My biggest highlights: 
✨ Slow mornings in my mom’s garden with coffee, catching up with no agenda. Some days we didn’t even make it out of pajamas until noon!
 
✨ Quality time with friends, plus a crawfish boil on the ranch that brought me right back to childhood.
 
✨ Exploring all my mom’s favorite spots she’s found over the past year.
 
✨ Evenings spent golf carting around the lake, soaking in sunsets and going down memory lane in the place that raised me.

Wait…Fruit Farm in the Keys?
Did you know the Keys has a fruit farm? Grimal Grove.
 
If you haven’t heard of it, it’s definitely worth checking out. If you can’t make it this time around, here’s a little bit of what you should know.
 
Grimal Grove is one of those places that just feels special the second you step into it. It’s a tropical fruit oasis tucked away in Big Pine Key, filled with an incredible variety of fruit trees and plants you’ve probably never even heard of. Yes, it's a beautiful space, but it's also a working fruit farm, an educational hub, and a place that really highlights sustainability.
 
Every month, they host a cultural dinner series highlighting flavors from around the tropical world. This month’s theme is called “A Conch Delight.”
 
Enjoy an evening on April 19th at 6:30pm in the grove with food, music, and a guided experience through the history of Florida foodways, led by Cori Convertito.

Would You Walk the Runway?
I have to know… would you walk a runway with over 200 people watching you?
I honestly thought I was going to barf. But it ended up being one of the most empowering and fun experiences I’ve been a part of!
 
I got to walk alongside 20 other models in the Out of the Closet fashion show hosted by Kirby’s Closet and Queer Keys. It was such a fun, high-energy night, and even more meaningful knowing it supports a great cause and the community here in the Keys. Each model was sponsored by a local business and we raised over $13,000!!!
 
Keep your eyes peeled for next year… you won’t want to miss it!

  • Inventory levels continue to give buyers leverage. With over 11 months of supply, there are options meaning sellers need to stand out.
  • The gap between original list price and sale price still matters. While homes are selling close to their final list price, many are getting there after price adjustments. (why it's SO important to price correctly from the start to avoid wasting time and possibly losing more money)
  • Pricing right from day one is key. The combination of steady SP/LP ratios and improving DOM shows that well-priced homes are moving efficiently, while overpriced homes risk sitting.
Overall, this is a balanced but competitive market. Homes are selling, prices are holding, buyers are out there shopping, but success depends heavily on positioning and realistic expectations.

47th Annual 7 Mile Bridge Run
This one is always epic.
 
It is one of the only races where you are completely surrounded by water the entire time! I haven't actually ran the race myself…LOL. But I'm always cheering on my peeps!
 
Another great local event that raises money that goes directly back to local youth programs here in the Middle Keys. Since 1982, over $500,000 has been donated to support kids through athletics and community programs.
