//    the mood & vibes this week 
 
— hi, friends :) writing this to you from my kitchen table at the silver laurel. it's currently about 8am, and i'm slowly doing my morning rituals & waking up. things have been so wonderful lately.
— last i wrote to you, i had just gotten back from tahoe with the girls. it was an incredible trip. being in my native norcal always recharges me on a celestial level, and this jaunt was near-perfect…friends, trees, wood houses, skiing. but my re-entry to LA has been equally delicious, if not absolutely chaotic.
— the spring market is OFFICIALLY HERE! we are very much in peak season in my industry. bidding wars are alive and well, and new cute houses are popping onto the market with increasing regularity. i've also been wonderfully busy, too. last week i was in two escrows (the former of which closed on monday!) while also putting the finishing touches on my upcoming listing. on monday and tuesday of this week, i was deep in the canyon at inspections for the second escrow. one of my closest agent homies is the listing agent, and it's been so freaking fun. we spent so many hours hanging out at this incredible wood-house compound, with inspectors but also just soaking up the good juju. aside from friend hang time, i feel like every time i do a deal, and encounter things during inspections, i'm learning so much. i ask a ton of questions every time and walk away with more know-how about the granular parts of construction and geology, and it's really cool. if you want to know how a septic system works, I AM NOW YOUR GIRL!
— and as i mentioned, i've been prepping my listing like a madwoman. staging officially starts today (!). however, we had to push photos due to a storm this weekend, so the launch is a little later than planned. it's all good though. more time for me to get vining plants and flowers and artfully place them throughout. 
— but in terms of home life outside of work-again, things are going wonderfully. i keep repeating this, but it's so amazing to finally have furniture in my unit at the triplex. i just have never had a space like this of this size all my own. and i'm planning on getting a roommate soon - partly for mortgage support and partly for vibe support - but i'm enjoying this solo era. it's so freaking nice to have a place to relax in the evenings and watch gilmore girls (my giant sixpenny green couch). to have a dining table to write this to you from. and to float around on a sunny sunday afternoon watering all my plants (in case you were wondering, my two giant monsteras that i got from FB marketplace in january are THRIVING. 4 new leaves between them!!). and i'm realizing that soon enough, i will be one whole year into homeownership - june 4th, 2025 is when i closed escrow. i honestly feel like i've spent months and months getting my bearings after curveballs here, and am now finally starting to enjoy glimmers of the fruits of my labor.
— aside from triplex things, community has been wonderful, too. the girls and i go out to movies, bars, run clubs, pottery classes, all the things. + a recent day trip to san diego pictured in the below collage. and i have a nice solo routine as well-yoga at my queer gym a few times a week, personal training to get back into lower-body muscle building, walks and the like. also, i've been getting ready to shoot some new real estate editorial lifestyle pics of me-pics for the website, insta, that kinda vibe. i have pics from a few photoshoots a few years ago, but that was in a distinctly different era of life (and look!). as in, brunette curly haired sam. we love her, but i also want people to be able to recognize me in this new form. the outfits have been euphoria-BOOTS.
