Here are the last 5. 👇
6️⃣ THE "BEFORE YOU DECIDE" RESOURCE
Give them something useful. No strings attached.
→ "Before you make your mind up about [buying/selling/timing], I put together a [guide/checklist/market report] on [topic]. I thought of you — can I send it over? I think it'll help you feel a lot more confident when you're ready to move."
"Before you make your mind up..." positions your resource as something they need before deciding. That's the whole play. A checklist, a 2-minute video, a market breakdown — it doesn't have to be fancy. It just has to be useful.
7️⃣ THE NEIGHBORHOOD INTEL
Be the source, not the echo.
→ "I saw something I thought you'd want to know — [neighborhood news]. Since I know you've been interested in [area], this kind of stuff can really impact [value/lifestyle/timing]. I just wanted you to hear it from me first. Call me back."
New restaurant opening. School district update. A lot getting developed nearby. This is the intel they can't get from Zillow — and when you deliver it first, you become their go-to.
8️⃣ THE "MOST PEOPLE" INSIGHT
One contrarian truth. Make them stop and think.
→ "There's something most [buyers/sellers] don't know that I think could really help you. [Insight.] I just didn't want you to miss this. Call me back — I'll walk you through it."
"Most people..." is the most powerful opener in the rotation. It triggers curiosity and social proof in one sentence. It's a Phil M. Jones classic for a reason.
9️⃣ THE OPPORTUNITY ALERT
Real urgency. Real opportunity. Zero manufactured pressure.
→ "I wouldn't want you to miss this — [specific opportunity]. I'm not sure how long this window stays open. I wanted you to hear it from me first. Give me a call back."
Only use this when there's a REAL opportunity — a price reduction, a rate drop, a listing that just hit matching exactly what they want. That's what makes it land.
1️⃣0️⃣ THE "JUST CURIOUS" CHECK-IN
The most underrated message in the whole rotation.
→ "I'm just curious — are you still thinking about [buying/selling/moving]? I know life gets busy and plans change, and that's totally fine. I just want to make sure that when you are ready, you've got someone in your corner who's already up to speed. No pressure at all — call me back whenever it makes sense."
"I'm just curious..." is disarming. It gives them permission to be honest. And honest answers move deals forward.
One more thing before you go:
📞 Always lead with the voicemail — then follow up with a text. The voicemail builds the relationship. The text gets the response. You need both.
📝 Notate in your CRM. Label them LVM1 through LVM10 so you always know where you left off. No more staring at a lead wondering what you already said.
📸 Steal Hunter Kirkman's pattern disruption trick from last week: for the Market Snapshot, text a screenshot of a listing first — no explanation. When they're wondering why you sent it, follow with the stat. Works every time.
