Hi friends, welcome to The Ronicle, my monthly newsletter built around one simple idea: living well on and around the Grand Strand. Each issue is split into three parts: What's Hot This Month (events and happenings, my local spotlight, Ron's Fun Fact), Lifestyle Living (I highlight a different lifestyle every month) and Real Estate Advisor (plain-English market updates and practical buyer and seller tips). I’m aiming for a 3–5 minute read that gives you a couple of good ideas, and hopefully a reason to smile.

🏌️ ONEflight Myrtle Beach Classic Is Back!
Don’t miss the only PGA event on the Grand Strand — now in its 3rd year at the historic Dunes Golf and Beach Club.
Our first two champions, Chris Gotterup and Ryan Fox, have used this event as a springboard to establish themselves among the top players in the world — a trend that could continue this year.
The 2026 field is stacked with major winners and fan favorites, including:

Ron’s Spotlight: Dyer Golf Academy
If you’ve ever thought about improving your golf game, whether you’re just getting started or chasing that next level, you need to know about Dyer Golf Academy.
 
The Dyer Golf Academy, located at Barefoot Resort & Golf, is run by Alasdair and Katie Dyer, top teaching professionals on the Grand Strand. Originally from Sussex, England, Alasdair has spent years working with players at every level—from beginners all the way up to PGA, LPGA, and European Tour professionals.
Katie Dyer is a highly accomplished player in her own right who competed at a high level and plays an integral role in the academy. They have been teaching in the area for over 20 years.
 
An additional member of the team is Easton Paxton, who focuses on player development for juniors for tournament preparation.

What makes the Dyer Golf Academy special to me is personal. My son and I have been working with Alasdair for over 15 years. That kind of consistency doesn’t happen unless someone truly knows how to teach, communicate, and get results.
 
Alasdair has a unique ability to quickly diagnose swing flaws and simplify what can feel like a very complicated game. He combines that natural coaching instinct with modern technology to give you clear, actionable feedback that actually translates to better golf on the course.

Ronicle Fun Fact
🌊 The Grand Strand is one of the longest stretches of beach on the East Coast
 
Our beach spans roughly 60 miles from Little River at the North Carolina border down to Georgetown.
 
And if you prefer your beach experience a few feet above the sand,  there are approximately 8 fishing and walking piers along the Grand Strand, including Apache Pier in Myrtle Beach, the longest wooden pier on the East Coast.
 
The name "Grand Strand" was coined back in the 1940s by Claude Dunnagan, a local newspaper columnist. ("Strand" is just an old English word for shoreline.)

Why people love beach living:

  • 🚶 Walkable beach days : no packing the car, no parking hassle
  • 🌊 The sound of the ocean can be so relaxing
  • 🏡 Strong long-term demand: coastal homes tend to hold value well (there are some exceptions!)
  • 🏖️ A built-in vacation feeling on a random weekday
What many buyers don’t realize:
  • 🌊 There are real differences between oceanfront, ocean view, and second- or third-row homes (and the price gap is significant)
  • 🌪️ Insurance matters here: flood, wind, and homeowners policies deserve more attention near the coast
  • 🔩 Salt air is hard on homes: exterior materials, HVAC, and maintenance schedules are different
  • 🏢 Short-term rental rules vary widely by town and HOA , some are investor-friendly, some are not
  • 📍 Not every beach is the same vibe: Surfside feels different from Cherry Grove, which feels different from Pawleys

Here are a few beach communities I often walk clients through—each offering a very different lifestyle depending on what you're looking for:
 
  • Cherry Grove Beach (North Myrtle Beach) — a quieter, family-friendly stretch with channels and inlets great for boating and fishing
  • Ocean Drive (North Myrtle Beach) — the heart of Shag dancing culture and a legendary stretch of the Strand
  • Windy Hill & Crescent Beach (North Myrtle Beach) — mid-strand beach towns with a mix of homes and oceanfront condos
  • Arcadian Shores / Shore Drive (Myrtle Beach) — established oceanfront neighborhoods with strong community feel
  • Grande Dunes Ocean Club area (Myrtle Beach) — upscale living with private club amenities
  • The Dunes Club neighborhood (Myrtle Beach) — highly desirable beach community surrounding the iconic Dunes Golf and Beach Club
  • Market Common (Myrtle Beach) — close proximity to the beach with more of a “town center” feel
  • Surfside Beach — known as “The Family Beach,” walkable, easygoing, and fiercely local
  • Garden City Beach — smaller-scale beach town feel, with the pier as its heartbeat
  • Murrells Inlet — where the marsh sets the pace, seafood is a way of life, and evenings revolve around the MarshWalk — relaxed, coastal energy with a strong local heartbeat
  • Pawleys Island — historic, laid-back, and intentionally low-key — “arrogantly shabby” is the running joke

🏖️ Sellers: Make Your Home Feel Like Vacation
When buyers shop for a beach home, they’re not just buying square footage. They’re buying the way they imagine themselves living. Salt air, early coffee on the balcony, sand rinsed off before dinner. The homes that sell best in May and June are the ones that let buyers feel that before they even unpack the car.
A few small moves that make a big difference:
  • ☀️ Let the light in. Open every blind, turn on every lamp. Coastal homes should feel bright.
  • 🌿 Lean into the setting. Fresh flowers, crisp towels, a styled coffee table on the balcony. Make the view the hero.
  • 🚰 Deal with salt-air wear. Rust on fixtures, tired screens, and dingy railings all quietly drag the story down. Fix them first.
  • 📸 Shoot at the right time. Photos taken in the morning light near the water sell a feeling that words can’t.
  • 📝 Tell the full story. Buyers want to know about HOA rules on rentals, what’s covered in insurance, and what’s included. Answers up front build trust.
The goal is simple: when a buyer walks in, their first thought should be, “I could live like this.” That’s what wins offers.

🌊 Buyers: Know the Water Before You Dive In
Beach homes are some of the most emotional purchases in real estate — and that’s exactly why a little homework up front pays off. The view is real. The lifestyle is real. But so are the details most buyers don’t think about until after they’ve fallen in love.
Before you make an offer on anything near the coast, get clear on these five things:
 
1️⃣ Know the tier you’re buying. Oceanfront, ocean view, second row, and a few blocks back are four very different products — in price, in feel, and in resale.
2️⃣ Understand insurance early. Flood, wind, and homeowners can add up. Get quotes before you’re under contract, not after.
3️⃣ Read the HOA like a contract. Especially if you’re thinking about short-term rentals. Rules on nightly, weekly, or monthly rentals vary a lot — and they matter for income and resale.
4️⃣ Think total monthly cost, not just price. HOA dues, insurance, and taxes can meaningfully shift what you can comfortably afford.
5️⃣ Visit at different times. A quiet Tuesday in May and a packed Saturday in July feel like two different neighborhoods. Know what you’re actually buying.
 
A smart beach purchase isn’t about avoiding the emotion — it’s about making sure the emotion holds up after you sign.
 

Market Update

The Market Temperature moved to 62 (last month 65), showing a modest cooling but still keeping us in a seller-leaning market. In practical terms, well-priced homes that show nicely are still attracting solid interest, especially in desirable neighborhoods. Buyers may have a little more breathing room than last month, but the best homes can still move quickly. Sellers: this remains a market where pricing and presentation matter—homes that feel turn-key and are positioned correctly from day one are the ones getting the strongest response.

The Market Temperature is flat at 20 (last month 20), which continues to signal a strong buyer’s market for condos and townhomes. In practical terms, buyers generally have more options and more negotiating room—especially on units that have been on the market longer, compete with similar listings, or are priced ahead of recent comps. Sellers: in this environment, pricing, condition, and total monthly cost (HOA + insurance + taxes) matter a lot, and strong presentation helps a property stand out. Buyers: it’s a good time to compare options carefully and negotiate smartly on price and terms.
