You'll also find some simple tips to boost your home's curb appeal just in time for the season.

Life doesn't always wait for the perfect moment to make a move.

The reality is that many of the most common reasons people buy or sell a home have very little to do with ideal timing. Whether it's an unsustainable commute, a growing family that has outgrown their space, a need for single-level living, or a major life change that calls for a fresh start in a new location, these situations often carry a sense of urgency that doesn't leave much room to wait for “perfect conditions”.

So you secure the home and make the move, but in doing so, you end up with a monthly payment or an interest rate that feels a little higher than you'd like. That’s where refinancing comes in.

There are several reasons homeowners choose to refinance. Some of the most common reasons are to:
  • Lower your interest rate and monthly payment. If rates have dropped since you purchased, refinancing can reduce what you pay each month and save you a significant amount over the life of the loan.
  • Shorten your mortgage term. Moving from a 30-year mortgage to a 15-year mortgage can help you build equity faster and pay less in interest overall.
  • Consolidate debt. Refinancing can allow you to roll higher-interest debts into one manageable monthly payment at a lower rate.
  • Switch from an adjustable to a fixed mortgage. If you started with an adjustable-rate mortgage, refinancing into a fixed-rate loan gives you predictable, stable payments going forward.
  • Combine multiple mortgages into one. Simplify your financial picture by consolidating into a single loan.
If a move is on the horizon but you're not loving the current state of the market, it's worth remembering that the interest rate you start with doesn't have to be the one you keep forever. I never want less-than-ideal loan terms to be what stands between someone and the home they love.

It was a motivating conversation, and I wanted to share a few of the highlights that I think apply to everyone.

Is the life you're living actually yours, or have you been running on someone else's agenda without realizing it? Have you intentionally designed the life you want, or are you mostly responding to whatever comes at you next?

From there, he focused on two things he believes make the biggest difference: prioritization and presence. The concept behind prioritization is simple. What you consistently spend your time and energy on is your actual priority list, whether you designed it that way or not. Most people, he said, need to cut far more from their plates before they can get to what actually matters most to them.

Presence works hand in hand with that. You have more control over how you show up than you might think, and how you show up has a direct impact on where you end up. Showing up distracted or running on empty gradually moves you away from the life you want, while showing up with intention moves you closer to it.

We spend so much energy reacting to life that it can be easy to forget we have more control than we think. I hope this is a helpful reminder of that.
