We have been asked this question so many times, and I thought I would share some of our knowledge with everybody regarding concrete sealers what type of sealer to use, when to use it, and how to use it correctly.
Sealing a concrete product is an art on its own.
Normally, a professional applicator is brought in to seal concrete for a specific project. However, almost 80% of our clients do the sealing themselves, and most of the time it turns out perfectly. There are occasions though where the sealer changes the natural composition, texture, or colour of the concrete, which defeats the object of achieving that authentic natural concrete look.
The old traditional method was to seal concrete with normal Cobra Wax. Believe it or not, this still works very well in many applications today.
Over the years, we have tested many different products.
We tried Nova Sealers, but in our experience they do not last very long.
We also tried Stone Shield sealers, but found that the consistency and appearance of the concrete changed too much.
After extensive testing and experience, we have found that the best option for maintaining the natural concrete appearance is the solvent-based
silicone sealer from Cemcrete.The product we have had the best results with is the SiliconSeal Solvent-Based Sealer. It is a penetrating sealer that reduces water absorption while still allowing the concrete to breathe naturally. One of the biggest advantages is that it does not significantly darken or alter the natural colour of the concrete surface.
What Does a Concrete Sealer Actually Do?
A good concrete sealer helps to:
- Reduce water absorption
- Protect against stains, dirt, grease, and moisture
- Improve durability
- Reduce dusting and surface wear
- Protect against weathering and UV exposure
- Make the surface easier to clean and maintain
Certain sealers also enhance the colour and create a glossy “wet look,” while penetrating sealers are designed to maintain a more natural finish.
Types of Concrete Sealers
Penetrating Sealers
These soak into the concrete and protect it internally without leaving a thick film on the surface.
Best for:
- Natural concrete finishes
- Exposed concrete
- Architectural concrete
- Products where you want a matte or invisible finish
Advantages:
- Maintains the natural look
- Allows the concrete to breathe
- Less chance of peeling or flaking
Topical Sealers
These form a coating over the surface.
Best for:
- Decorative concrete
- Exposed aggregate
- Wet-look finishes
Advantages:
- Enhances colour
- Adds gloss
- Easier to clean
Disadvantages:
- Can yellow over time
- Can become slippery
- Can peel or show roller marks if incorrectly applied
Our Recommendation
For clients wanting to preserve the authentic raw concrete appearance, we recommend the solvent-based SiliconSeal from Cemcrete SiliconSeal Solvent-Based Sealer.

According to Cemcrete, the product penetrates approximately 10 mm into the concrete surface.
Important Application Tips
- The concrete must be completely dry before sealing
- Always clean the surface thoroughly first
- Apply thin coats never flood the surface
- Use a roller, brush, or low-pressure spray
- Avoid sealing in extreme heat
- Always test on a sample piece first
One of the biggest mistakes people make is over-applying sealer, which can cause:
- Blotchy finishes
- Whitening
- Bubbling
- Dark patches
- Uneven gloss levels
Maintenance
Concrete sealers are not permanent and will eventually need maintenance depending on:
- Weather exposure
- Traffic
- Cleaning methods
- UV exposure
General maintenance recommendations:
- Clean with mild soap and water
- Avoid harsh acids and chemicals
- Reapply sealer when water no longer beads on the surface
- Exterior surfaces may require resealing every few years depending on exposure
Safety Note
Solvent-based sealers should always be used in well-ventilated areas, as they contain strong solvents and VOCs. Avoid open flames and always follow the manufacturer’s safety instructions.
