In this edition, I'm sharing what the latest numbers are telling us about the Whistler and Sea to Sky market, plus a few things I think you'll want to know heading into summer. Thank you for being part of this community.

The province's new budget projects a record $13.3 billion deficit (2.9% of provincial GDP), and a few changes will quietly affect housing costs:

→ The additional school tax on properties valued at $3M+ jumped from 0.2% to 0.3%
→ Professional services (architecture, engineering, property management) are now subject to PST
→ The Speculation and Vacancy Tax rate for foreign residents was raised to 4%

What it means for us: development costs are climbing, which puts upward pressure on new construction prices over time. For existing high-end Whistler properties, that 0.3% school tax bump is worth a conversation with your accountant.

The Sevens is a collection of 34 brand-new townhomes in Golden, BC, nestled right between the Rocky and Columbia Mountains, with Kicking Horse Mountain Resort just up the road.

Here's what makes it special:

  • Starting under $900,000 for a brand-new 3-bed townhome with a garage
  • Zoned for nightly rentals, so it can work as both a getaway and an income property
  • Three beautiful floor plans (1,686–1,779 sq ft), all designed as corner units for extra light and privacy
  • 10' ceilings, triple-paned windows, floating fireplaces, oversized garage with ski and bike storage, and up to 400 sq ft of private balcony
  • 5-minute bike ride to downtown Golden, restaurants, shops, and four national parks all within reach

Projected gross rental revenue: $112K–$155K+ per year, with owner NOI of $50K–$90K+ depending on unit size and setup.

The first 20 units have already sold, and the developer is adjusting prices on the next release, so the current pricing is a beautiful window of opportunity.

I sat down with CPA Jimmy Lee Tang to break down the tax questions I hear most from Whistler property owners — speculation tax, foreign buyer rules, anti-flipping taxes, GST on Phase 1 vs Phase 2, capital gains, and more.

If you own here (or are thinking about it), it's worth a watch.
