Try to Ignore How Much You Like the House.
Yes, I thought, except houses.
 
Here's the thing about a trading card: once it's creased or stained, it's done. There's only one way a card can be perfect, and if it isn't, nothing you do will change that.
 
A house is the opposite. The condition is temporary. My mentor Leslie owned 40 houses and always said the same thing, which I repeat ad nauseam to buyers panicking during inspections: everything can be fixed.
 
With just a little paint, some new furniture, and landscaping, you can manufacture the appearance of perfection in a matter of weeks.
 
This is dangerous for homebuyers, and I'm as susceptible to it as anyone - we can be wowed and wooed by paint and plants and things that aren't even included in the sale.
 
The bigger insight is that in real estate, the appearance of condition is the one thing that can be changed, and smart sellers do so with our help.
 
And smart buyers hire good agents who can advise on condition, get credits for deficiencies, and push prospective homebuyers to take a look at the fundamentals…
 
What's the one thing you can't change? Location. Location. Location.
