// the mood & vibes this week
— hi, friends :) writing this to you from an extremely june gloom-y los angeles. it has been all marine layer and soft grey mornings over here, which honestly feels kind of correct. whenever it’s cloudy in the summer, i have a tendency to put on christmas music and my uggs and just get into the cozy vibes. a little mariah holiday music while making coffee in june!? crazier things have happened!
— i think part of it is that this past winter season was so fabulous and full in this very delicious, sparkly way. apple picking with my girls. skiing in tahoe. christmas cookie decorating. my first real christmas tree. so when the clouds roll in for a second, it’s kind of nice to access that feeling again - even briefly - before LA remembers it’s supposed to be summer.
— that said, things have been full in the best way. last weekend, i got to celebrate my sister's graduation from UC irvine, which was wonderful. i am SO BEYOND PROUD OF HER. we've always been so close, and to watch her cross this milestone-pride stole on with her graduation wear-was incredible. built-in bestie for life! and i just can't wait to watch her take on the world. we had a huge blended family dinner after the ceremony, with my mom and my stepdad, my dad and his girlfriend, and my sister's GF's family. chaotic but so so lovely.
— i've also been taking lots of neighborhood evening walks lately. i go to the gym to do strength training on monday/wednesday/friday along with treadmill cardio, so on my off days it's nice to just take a lil lap by cute houses. a nearby park has become one of my frequent loops, and it's so nice to have a dot of green space in the big city.
— work has also been wonderfully busy. i’ve been out on the town showing houses (sometimes with day 8 hair!) and continuing to move through this summer market. there are these stretches in real estate where it feels like every thread is moving at once - clients touring, offers being discussed, listings being prepped, random property questions flying in, inspections and disclosure packages and all the little pieces that make up the machine. chaotic, but also really fun. i love when the work feels alive like this.
— and in the midst of all of that, it's pride month! i went to a pride BBQ recently, which felt exactly like the speed i’m craving this year. less clubbing, more sitting around outside with friends, eating cute little snacks, laughing, catching up, being gay in the daytime, etc etc. we love a lowkey pride! don’t get me wrong, i love a sweaty dance floor when the spirit calls, but right now, i’m very much in my backyard hang / early bedtime / hammocks with my girls+gays+they's kinda vibe.
— i’ve also been solidifying summer travels, which is making me feel very alive. i’ll be heading up to norcal for some home time, and then to oregon with the girls, which i truly CANNOT wait for. i think about my oregon trip last summer literally once a week - the rivers, the trees, the swimming, the PDX adventures, the whole lush green majesty of it all. i am so ready to swim and wander and experience somewhere mossy and beautiful.
— and here in LA,
i’ll be holding my topanga listing open this sunday from 2–4pm. i've given you the spiel on her so i know you know the architecture of it all-and i’d love for you to come see her if you’ve been curious. it's so magical getting people through a house like this in person - the canyon light, the wood, the tub overlooking million-year-old rocks. everything and more!
— in terms of what’s coming up … continually on the hunt with my slew of buyers. prepping houses to launch. always searching for the best houses in CA. below you’ll find a collection of listings i love on the market.
— if you’re considering buying or selling in LA or NorCal in 2026, message me here.
— if you’re looking to buy a wood house elsewhere in CA + the US, there’s a good chance i can refer you to an agent in your city. referrals are a great way to support me. whenever i send a client to one of my cool out-of-area agent friends, i actually receive a portion of that commission! and like most things in life, a recommendation from a friend is the way to go. if that’s you, respond to this email and i’d be happy to connect you.
— talk to you soon, and sending love.
xx,
sam
