 Today we walked through the buyer workflow from the very first lead all the way through closing and beyond. And here is the thing... this is not just a checklist. It is a system that means your business can keep moving even when life gets loud. When it is written down, nothing falls through the cracks. And when you are ready to hand it off, someone else can pick it right up without skipping a beat. That is what we are building here, and you are already doing it.

Homework wins: So many of you came in with your pink sheet done and your Canva branding guide tackled... that is the foundation everything else gets built on. If you are still working through it, keep going. Done, not perfect.
 
The buyer workflow, start to finish: Jen walked you through every stage of the buyer journey: lead, nurture, active buyer, under contract, and closed. This is my actual system, pulled back and handed to you so you can see exactly how a top-producing agent runs a transaction without dropping a single step.
 
Your buyer intake form: We talked through what goes on the form, when to send it, and why asking someone to fill it out first actually filters out the tire kickers. If they are serious, they will take the two minutes. If they are not, you just saved yourself a lot of time.
 
Automations and what to do without them: We covered how Flowdesk and Zapier connect to the workflow for automated follow-ups... and Jen was real with us that she has not always had all of these tools either. If you are doing this manually right now, that is okay. You are the system until the system is built.
 
Gmail email templates: Jen showed us how to create saved email templates inside Gmail so you stop retyping the same emails over and over. If you are saying the same thing to multiple people, it needs a template. If you are doing the same thing over and over, it needs a system.
 
Closing gifts and anniversary follow-up: We talked about why personalization matters in your closing gifts... a timeless, personalized gift becomes a talking point in your client's home for years. And then the post-close sequence, one week, one month, six months, and one year, is what turns a closed transaction into a referral relationship. Fortune is in the follow-up.

🏠 Homework:
 
 
Open the buyer workflow template and make it yours: Duplicate it, go through each stage, delete anything that does not apply to your business right now, and add anything that is missing. This does not need to be perfect... it needs to be started.
 
Complete your workflow in 1 to 2 focused sessions: Block out one or two 45-minute windows this week and work through it. That is all it takes to get this done.
