Next Steps in the Process
1. Seller’s Property Disclosures
Even after signing the disclosures, you have 5 business days to terminate your contract with this contingency. Take time to review the packet of information the seller sent and reach out if you have any questions.
 
2. Complete Your Loan Application
Please submit any outstanding documents to your mortgage broker to move your loan into underwriting. I’ve already sent them the signed sale agreement to kickstart the process.
 
3. Submit Earnest Money
Your earnest money of $12,000 is due by Thursday to WFG Title.

I’ve requested that they email you secure wire instructions, but please always call your escrow officer directly to confirm before wiring any funds to protect against wire fraud. You can also choose to deliver a personal check made out to WFG Title.
 
4. Home Inspection
Your complete home inspection and sewer scope is scheduled for Thursday, July 16th at 1:30 PM with Nick Ward of Town Home Inspections.

Nick typically takes 3–3.5 hours to inspect a home of this size. I’ll be there the whole time, and I encourage you to attend, especially near the end when the inspector reviews their findings.
 
5. Due Diligence
During the inspection period, you’re welcome to do additional research. Check into city records, meet your future neighbors, etc. Portland Maps is a great tool for public property info:
 
 
6. Appraisal
After the inspection wraps, your mortgage broker will order the appraisal. The appraiser will visit the home, and the report will be sent to you within about a week of the appointment. I will not receive a copy, but your lender will notify me if there are any issues with value or condition.
 
7. Homeowners' Insurance
Choose your home insurance plan and ask the provider to send the binder directly to your mortgage broker. This will be needed to finalize your loan. Please let me know if you would like a recommendation. 
 
8. Closing & Keys!
You’ll sign the final loan documents 1–2 business days before your official close date with the title company. They will contact you to schedule your singing once they have received the final loan documents from your lender. 

On possession day, I’ll meet you at your new home to hand you the keys and celebrate this exciting milestone!
