✅ Seller workflow Part 1, from lead to pre-listing: When a seller lead comes in, your first moves are getting them into your CRM, onto your newsletter, connected with you on Instagram, and through your seller intake form via Zapier. From there you are booking the listing appointment, running comparables, and giving them a price range before you ever walk through the door. Always a range, never a specific number... you have not seen the condition yet.
✅ At the listing appointment, take notes on everything: What upgrades, what bills, what year the roof was replaced. After the appointment, send a recap email and a marketing plan. ✅ Walking into homes that need work: Watch your face, find the beauty, and be the problem solver. Price it right and you can sell anything. Jen shared how a home priced at $799k with urine-soaked carpet got over 300 people through the open house and offers over a million. Price aggressively, let the buyers compete, and trust the process.
✅ Protect your time with difficult clients: Work with them if you have the capacity and they are legitimate... but if they are affecting your sleep, your Family, or your other clients, it is okay to set a limit. You will get better at reading people the more reps you do.
