When you give yourself a full week for marketing, your photos, your reel, your carousel, your YouTube, your Flowdesk emails, your blog, your open house flyers... all of it gets done right. That is what your seller hired you for. I even tell my sellers upfront: once we have photos, my team takes a full week to build out all the marketing. That is not a delay. That is your competitive advantage.
✅ Start recording yourself now: Any time you are sitting at your computer doing a task for your business, hit record on Loom. Record yourself running comparable recent sales. Record yourself doing your net sheet. Record yourself going through the MLS. You may not have a VA yet, but you are going to... and when that day comes, you will be so glad you already have the training library built. Start now.
✅ Your listing email templates are the package that wins: At the bottom of your seller workflow, there are 30 email templates covering everything from the initial lead response all the way to the one-year anniversary touchpoint. These are the emails that make you look like the most prepared listing agent your sellers have ever worked with. Set them up in Flowdesk or Gmail this week. Even getting half of them done is a huge win.
✅ Posting about clients on social media: Grace brought up a really great question about sentimental sellers and whether to post about them. My take: if it is emotional, save the story for later. Six months down the road, when the dust has settled, that is your storytelling gold. And for anything else... write the offer post, do the pending post, showcase your hustle. Your clients feel seen when you talk about them, not exposed.
✅ Price reductions and how to handle them: Jen gave the most beautiful answer on this. The key is setting the tone from the very beginning. Show your sellers what is active, what is sitting, what is in contract right now. When they already understand the market before you ever get to a price conversation, the reduction talk is not a surprise. It is a plan you made together.
