July made something clear: this isn't one market right now, it's two. In the DC metro area overall, the median sold price hit $650,000, up 1.6% year-over-year. But that number is being propped up almost entirely by less rate-sensitive buyers still writing checks at the top of the market. Others seem to be sitting it out. New pending sales dropped 4.2% from last July (and 15% from June alone), showings fell nearly 5%, and closed sales were flat.
Meanwhile, inventory hit 11,431 active listings, the highest the area has seen since 2019. So buyers have more to choose from than they have in years, they're just choosing not to move, likely because of higher interest rates and economic uncertainty. My take: if you're a first-time or moderate-income buyer who's been priced out, don't wait for a crash. Wait for the right house.
