The biggest story this month is a market that is offering buyers more selection without bringing sales activity to a standstill. Inventory reached 102 homes in July, while properties that sold spent an average of just 18 days on the market. New Listings: 55 Pending Sales: 30 Closed Sales: 38 Days on Market: 18 Median Sales Price: $1,360,000 For sellers, that means buyers have more choices, so thoughtful pricing, preparation, and presentation matter. At the same time, sellers received an average of 99.8% of asking price in July, showing that well-positioned homes are still commanding strong results. For buyers, increased inventory means more opportunity to compare homes and find the right fit. Pending sales did ease from June, but desirable properties can still move quickly, making preparation important when the right home comes along. |
