August is the month of the dahlia on Bainbridge Island, and there’s so much to celebrate. As we soak up the final stretch of summer, this month’s newsletter is filled with a little of everything we love about island life: blooming dahlia fields, live music, local art, and community gatherings.
 
We’re also sharing a few featured listings, a fun T&C seasonal recipe, and the latest Bainbridge Island Market Report. July brought buyers more homes to choose from while sold properties continued to move quickly, making for an interesting market as we head toward fall.

Bainbridge Market Update - What We're Seeing 
The biggest story this month is a market that is offering buyers more selection without bringing sales activity to a standstill. Inventory reached 102 homes in July, while properties that sold spent an average of just 18 days on the market.
 
New Listings: 55
Pending Sales: 30
Closed Sales: 38
Days on Market: 18
Median Sales Price: $1,360,000 
 
For sellers, that means buyers have more choices, so thoughtful pricing, preparation, and presentation matter. At the same time, sellers received an average of 99.8% of asking price in July, showing that well-positioned homes are still commanding strong results.
 
For buyers, increased inventory means more opportunity to compare homes and find the right fit. Pending sales did ease from June, but desirable properties can still move quickly, making preparation important when the right home comes along.
