I want to tell you why I fell in love with social media as a lead generation pillar, because it is not the reason you think.
 
Years ago I was at an in-person networking event, the kind that took an hour to drive to, two hours to be at, and an hour to get home from. Four hours, every other Thursday. And while I was there, my nanny sent me a video of my daughter taking her first steps.
 
I was not in the room. I was at the event.
That was the shift for me. I handed that event off to the agents on my Team, and I went all in on a lead generation pillar I could run from my own kitchen after bedtime.

August starts on Saturday and I am SO excited for this one. Here is the deal... whoever logs the most minutes in their CRM during the month of August is going to win a prize. I am doing first, second, and third place prizes because I want you all to be competing for it. We are running this on the honor system, so come in with integrity and log your real time. Every minute you spend in your CRM counts. Get in there daily, take notes on your clients, follow up with your leads, and log it all on the accountability spreadsheet. The August dates are added to the spreadsheet now... get in there and start tracking. Whoever is most consistent and logs the most minutes by the end of August wins. Let us go 💜

Foundations Session
 
Pick one or two pillars and stay there: The biggest mistake I see is chasing every strategy that works for someone else. Cold calling this month, postcards the next. Consistency is the whole differentiator... one newer agent I know sat open house after open house with nobody walking through the door, kept going anyway, and one of those Sundays brought her over two million in sales.
 
Commit to the property you advertised: I walked flyers through a whole neighborhood for a Sunday open house, then did not sit that same home the following weekend. Someone came in from my flyers and hired the agent covering it. If you are spending anything to advertise a listing, sit it more than once.
 
Sell close to home and own that area: A tight radius cuts your drive time and makes you the actual market expert. I can pull my sales in Ewa Beach, Kapolei, and Mililani and show a Seller exactly what I know. Find the community nobody has claimed and become the answer for it.
 
Batch before you post: One filming day a week, blocked and protected. Get a full week ahead before you post anything. Ask listing agents for permission to feature their homes, keep tours under sixty seconds, and be IN the video. You are the brand, not the house.
 
Write the feeling, not the features: Three bed, two bath sells nothing. Imagine sipping your coffee on this lanai does. Write your captions the way you talk at a showing, when you tell someone to picture their kid's playroom in the empty room.
 
Let AI learn your voice first: Ask it to interview YOU before you ask it for anything. Direct or warm, who your ideal client is, what you sound like. Then hand it an MLS sheet and ask for the caption. Voice first, content second.
 
People scroll past graphics: Same photo, one designed and one plain with a soft overlay... the plain one wins by a lot in my own numbers. Keep your fonts and colors, but your name, logo, and tagline do not belong on every post. It reads like an ad, and nobody wants to be sold to 🌺
 
Tech Support Session
 
The content tracker, column by column: Day and post type, holiday tracking, content idea, hooks, caption, preview link, and notes and approval... a repeatable system so nothing falls through the cracks.
 
✅ Reels vs. Carousels vs. Stories: Reels to reach new people, Carousels go deeper and educate, Stories build relationship with the audience you already have. Know which job each format is doing before you plan the week.
 
✅ Where content ideas actually come from: Claude, watching what's performing well for other Realtors on Instagram (for inspiration, never to copy), and looking completely outside the industry for formats worth adapting.
 
✅ The Imagine Yourself framework: One photo, one feeling per slide. Walk the viewer through a moment, not just a room. "Imagine waking up on a Sunday morning making pancakes with your Family" beats "here's the kitchen" every time.

Foundations Session
 
Choose your one or two pillars and write them down: Not five. One or two. Then commit to them for the next six months regardless of what you see working for someone else.
 
Block your filming day: Pick the day, put it in the calendar as a real appointment, and protect it. Then pull the MLS and line up the listings you want to tour. Get permission from the listing agents this week.
 
Batch seven pieces before you post one: Film the tours, write the captions, load them into your content tracker. Get ahead first. Posting comes after.
 
Do your voice interview with AI: Sit down and let it ask you questions until it can write like you. Save that as a project you can reuse every single time.
 
Know your neighborhood numbers: Pull the last six months of sales in the area you want to own. Minimum, maximum, average. If you do not know your own market's price range, you cannot speak to it with authority... and that is a fifteen-minute fix.
 
Rewrite one caption using the feeling: Take a post you already made, and rewrite the caption so the reader can picture themselves living there. Post it and watch what happens 💜

✅ Rebuild your next open house or listing post into a 4-6 slide carousel using the Imagine Yourself framework. Ask yourself where the feeling is in every slide.
 
✅ Fill one full week of your content tracker using everything covered today, then send it to your Realtor for approval.
