✅ Passive versus active prospecting: Passive is making a post and waiting for someone to click the link in your bio. Active is going to the people who already engaged with you. Message every new follower. Then take it further and message everyone who likes or comments on your posts. That is the difference between hoping and prospecting.
✅ Make the DM about them, not about you: Hey, I saw you liked my post, let's talk Real Estate gets ignored. Hey, I noticed you have a puppy and you liked my open house post... that one is upstairs, but I have a similar downstairs unit with a yard gets a reply. Nobody wants to be sold to. Everybody wants to be helped.
✅ Storytelling beats narrating: A social media coach with 1.6 million followers told me to stop describing what people can already see on screen. Do not say I made eggs while we watch you make eggs. Say why you make breakfast together every morning. The visual shows what. Your voice gives them why.
✅ Under contract is not a post, it is a story: Under contract with a photo tells people you do business. A carousel that walks through the neighborhood, the price range, the parks and schools, and ends with comment ALANA if this is right for you... that brings you Buyers. Same win, completely different result.
✅ Model the posts that are already working: Find an agent whose content genuinely converts, screenshot every slide of one of her carousels, copy her caption, and hand all of it to AI along with your own listing details. Ask it to do the same thing with your property. This is also the perfect first task for a virtual assistant.
✅ Lead with hooks and trigger words: Do not open a property tour with the plants. Open with what someone gets... a brand new community under a million with a twenty-five minute commute to base. Then ask them to comment a word for the address. You do not need automation set up for that. Just check your DMs.
✅ Your personality IS a content pillar: One of you posts gorgeous coffee, food, and boba, and those are the posts people comment on. Another posts her real Tuesday as a Momma of six. That is not off-brand, that is the brand. And you can lean on your Team's wins too... our Team just got another Buyer under contract is social proof you are allowed to use 🌺

✅ The master list spreadsheet: Every template, skill, and resource from Part 1 and Part 2 lives on one spreadsheet we shared with you. Over 15 templates across Reels, Stories, and carousels, all in one tab so nobody is hunting for anything.
✅ Listing highlights, the ongoing content: These are the posts you run while the listing is still live to keep it in front of people. Frequency flexes with your inventory... a few weeks ago we were running about seven a week across Stories, feed, and trial Reels, and we scaled back as listings went under contract.
✅ The two posting skills: One skill handles feed posts (eight carousels and five Reels, and it will build several at once), and one handles Stories. Both walk you through setup the first time, and both need to run inside the listing chat that already holds the property details... otherwise the AI will fill in the blanks on its own.
✅ Template examples that actually convert: The "text your spouse" carousel, where the on-screen text reads like a real message about the ceilings or the owned solar panels, gets stronger engagement than a straight feature list. The feature Story spotlights one detail with photos, price, and your ManyChat keyword. The fast facts Reel reuses your Just Listed video, cut shorter, with the numbers up front.
✅ Trial Reels for listings: Trial Reels only show to people who do not follow you yet... which makes them one of the best tools you have for putting a listing in front of brand new eyes.
✅ The Seller listing report, built in Claude: I had heard about Build Your Beacon, around $100 a month for a limited number of listings, and when we tested it the output was fine but not on brand and not always showing what mattered most. So we built our own instead, using a seven-tab spreadsheet per listing (social media, listing stats, emails, print marketing, open houses and showings, reverse prospecting, expenses) and a skill that turns it into a branded report with comps and a space for your personal note to the Seller.
✅ Your own website as the listing link: Instead of sending people to a third-party link, we now send them to our own site. One page holds all active listings, each listing gets its own page with full text, photos, the MLS PDF, and FAQs... which is what makes it work for SEO and AI search.
✅ Under contract and closing posts: We run "in escrow" Stories with photos, the address, and a call to action. And for closings, we do not post a plain Just Sold. We tell the Family's story, including the hiccups, because the honest version is the one people actually remember.
