Here’s where I see opportunity:
As a buyer, you don’t want to be competing with other buyers. You want to negotiate against the seller. That only happens when it’s a 1-1 relationship. One buyer, one seller.
In that situation, the seller has very little leverage, and buyers can get a double discount - get the house for less than the list price, then negotiate for a large concession based on inspections.
This is why we urge our sellers to price for multiple offers. If you have only one buyer, they call the shots.
