September is such a good time of year on Bainbridge. Summer isn't quite behind us, but you can feel fall starting to creep in. The mornings are cooler, the days are getting shorter, and the Island calendar is filling up with all the things that make this season so much fun. I've been savoring extra-slow morning walks with my old pup, Seamus — that first cool, fresh air of the day does wonders for both of us. There's something about September that feels like a reset, a little like heading back to school even decades removed from it: a chance to shake off the last of summer's haze and start the season with fresh eyes.

 

We're seeing a bit of a seasonal shift in the real estate market, too. This month, I'm sharing a look at the August numbers and what they tell us about where things stand as we head into the end of September and the fall market.

Bainbridge Market Update - What We're Seeing 

As we move toward fall, the Bainbridge Island market is giving both buyers and sellers something to work with. 

 

New Listings: 55
Pending Sales: 43
Closed Sales: 30
Days on Market: 39
Median Sales Price: $1,317,500
Inventory: 92 homes

 

Sellers received an average of 98.8% of their asking price. Although closed sales were lower than last August, pending activity increased 13.2%, suggesting buyers were still making moves as summer came to a close!

 

For sellers, heading into fall with more inventory means positioning matters. Buyers have more options and may be more selective, making pricing, preparation, and presentation especially important. Still, August's increase in pending sales shows there is active demand for homes that connect with the right buyer.

 

For buyers, more inventory means more opportunity to compare homes and make thoughtful decisions. However, the increase in pending sales is also a reminder that desirable properties are still finding buyers. As we head into the fall market, being prepared can make a difference when the right home comes along.

As we head into fall, sellers should expect buyers to be more selective, making thoughtful pricing and presentation increasingly important.
