✨ Today we covered:
✅ The essay format, and this is the one to steal: Introduction, body, conclusion. That is it. Hook them, give them one point or three, then close with a call to action. Christopher built his entire presentation this way in 10 minutes before the call, and most of us did not notice until he pointed it out at the end.
✅ Three, never four: Three points is what a brain holds. By the fourth, you have lost them.
✅ You already have the content: Final walkthrough. Earnest money deposit. What a survey actually is. You are DOING these things every week... narrate them. One of his examples about what you might find on a final walkthrough was so specific and so memorable that I told him I would have stopped scrolling to comment on it. That is the point.
✅ The only question that matters: Did my viewer gain anything from this? If the answer is no, the video was about you. He was direct about the two biggest mistakes he sees... making yourself the main character, and comparing yourself to other agents in your content. Both cost you clients.
✅ The three timeframes: 8 to 9am, 12pm, and 5 to 6pm. Not three videos a day. Just know when people are actually holding their phones.
✅ Reframe what a view is: He had a 90-second video hit 15,000 views in a day. Multiply those out and that is an amount of attention you could never door knock your way to. Views are not the goal, but that math is worth sitting with.
✅ His whole setup: His phone. The Captions app for the text that pops. Filmora for editing, around $40 a year. No videographer, no production day, because scheduling someone else was more friction than it was worth to him.
✅ Stop gatekeeping the price: His position is that hiding a number holds people hostage. Give them the price, the condition, and then be the bridge from where they are to where they want to be. My take, which we talked through on the call: I still use ManyChat trigger words, because a comment moves the post and a DM starts a real conversation. The middle ground is giving generously AND inviting them in. And when a price changes, that is not a problem... that is your next post.
✅ Attraction, not pursuit: Every transaction starts with them in his DMs, never him in theirs. DM, then a short call, then an in-person meeting, where he says they are already 90% yes. At the hockey rink he does not mention Real Estate at all... he just follows people and lets the content do the work. Your social media is your resume. It is working while you are being a human being.
✅ Your brand is not your logo: It is your face, how you treat a server, how you drive. He told us about a $1.2M client who came to him because another agent was rude to that client at his bar. That agent still does not know what it cost her.
✅ Simplify or lose them: Do not say FHA. Say 3.5% down, which is $20,000 to $30,000. What is obvious to you is not obvious to them.
