sam's digest — a newsletter sent every few weeks with cool, architectural california houses for sale + notes on living slowly. issue 59. 10/09/26.

//    the mood & vibes this week

— hi, friends :) writing this to you from the silver laurel, listening to the new troye sivan album. “canada dry” is my current fave, folks are saying it’s maybe about someone from heated rivalry (! if you know, you know) and honestly i am seated. obsessed. now let's get into it!
— the main thing this week is that i officially launched my latest listing, 2774 woodstock road, and y’all - i am so thrilled. this one has been a huge prep process over the last few months, the kind with a million little moving parts and a total village that comes together to make it happen. and now she’s here! the response has already been so amazing. we’ll be open this saturday + sunday from 2–4pm, with offers due on the 19th, so if you’ve been wanting to come see her, this is your moment!
— work in general has been very full. lots of buyer client tours, lots of conversations, lots of running around. it’s interesting because in many pockets, it really does feel like a buyer’s market right now - except, of course, for really special, well-priced, beautifully presented listings (a la woodstock!). the good ones still move. the houses with soul still get people out of bed. but if you're even pricing a teeny bit above market, it's crickets! folks need to feel like there's an opportunity to be had in order to engage. and we're seeing that now more than ever, on both sides of the table.
— and then in between the work, there has been a very fun amount of fall / design / going-out energy! my roommate joe and i threw my second annual pumpkin carving party / fall dinner, and it was fabulous. at some point the night basically morphed into the canonical ‘gay guy music video night,’ as in all the girls gays and theys we had over ended up watching iconic music videos for an hour - gaga’s judas / telephone, troye’s one of your girls, marina and the diamonds, the whole canon. so fun. highly recommend carving pumpkins and then immediately locking in on the pop divas.
— on the slower side of the coin, i’ve been loving the little home cafe renaissance happening in echo park. i spent a lot of time at granada this summer, and now loto has opened, which feels very exciting. the owners of loto are friends (i stayed at their norcal airbnb last year!) and a v. talented friend did their branding, so naturally i am sat! there is something so sweet about having neighborhood third spaces where the community gathers in an organic and unpretentious fashion. i see many a buyer consult happening at loto/granda in the months to come!
— as if i wasn't busy enough, LA design week also happened, so my evenings have been BOOKED! from a glimmering eve @ jason koharik's fab lighting studio in cypress park, to a sizzling sunday spent at my friend andrei pogany’s architecture open studio, to the opening party at the DTLA proper hotel. i love when the city briefly becomes a treasure map of rooms and objects and talented people making beautiful things. very energizing and makes my life feel quite full!
— and on the note of how my life's feeling right now…i realized last week that it's been about a year since my last date! been taking time off the apps to really plug into work/friends/community, which has honestly felt right. it still feels right. i'd be open to meeting someone ~in the wild~ but i'm also not in any kind of hurry. while it would be so nice to have my person already, like i said, life IS full and joyous and stunning as is. i want to soak up this era and not totally miss it longing for what's next. maybe next year the apps shall re-enter the chat. we'll see!
— a few other brief updates…as i mentioned, a new tenant moved into unit 1 of the silver laurel (my first tenant turnover as a landlady) and it was flawless. i went to the robyn concert, which was basically a work event because all my cool agent friends were there. also learning to surf again, which feels hilarious and humbling and v. good for my soul.
— so that’s where things have been at. a listing launch week, fall dinners, design events, buyer tours, neighborhood cafes, a little luv openness, a little ocean time. moving and grooving and feeling ALIVE!
— in terms of what’s coming up … continually on the hunt with my buyers. prepping houses to launch. always searching for the best listings in CA. below you’ll find a collection of listings i love on the market right now!
— if you’re considering buying or selling in LA or NorCal in 2026, message me here.
— if you’re looking to buy a wood house elsewhere in CA + the US, there’s a good chance i can refer you to an agent in your city. referrals are a great way to support me. whenever i send a client to one of my cool out-of-area agent friends, i actually receive a portion of that commission! and like most things in life, a recommendation from a friend is the way to go. if that’s you, respond to this email and i’d be happy to connect you.
— talk to you soon, and sending love.
xx,
sam
