A NOTE FROM US  Hello, October  Hi friend,  The heat has finally broken, and the valley feels like itself again. This month we are looking at where the market really stands, a family farm growing gourmet mushrooms just off the Strip, a private afternoon in MacDonald Highlands, one home that caught our eye, and a few fall plans worth making.  As always, if something sparks a question, hit reply. We read every one.  Warmly, Mary and Nadya |

WHAT WE’RE NOTICING Calmer, and tilting toward buyers |
|
Prices are holding steady. The median single family home in Southern Nevada sold for $470,000 in September, unchanged from a year ago and below the $490,000 record set in May and June. At the top of the market, Henderson homes over $1 million sold for a median of about $1.6 million this summer, and in MacDonald Highlands the median sale over the past year was about $4.25 million. Â What has changed is the pace. With mortgage rates rising, single family sales were about seven percent lower than a year ago, and buyers have more to choose from, with nearly 8,000 single family homes available at the end of September and roughly five months of supply. That is a more balanced market, not a falling one. Â If you are buying, you have more selection and less competition than last year, and the president of Las Vegas REALTORS says buying a home is still a great investment over the long run. If you are selling, well priced homes are still selling, and in our experience, the right price and presentation from day one make the difference. Â Curious what your home might sell for, or want a closer look at your neighborhood? Just reply and one of us will put together a market analysis for you. |

Desert Moon Farms Gourmet mushrooms, grown just off the Strip  This summer, Mary helped EvaSara Luna and her family find their new home. Along the way, we learned about the family farm she and Enrique Gonzalez have built, growing gourmet mushrooms right here in Las Vegas, a few minutes from Tropicana and the Strip.  Think Lion’s Mane, Pink and Golden Oyster, Maitake, and Shiitake, grown in small batches without pesticides and harvested every few days. They supply local restaurants and give five percent of their profits to charity. Once you cook with mushrooms this fresh, the grocery store kind is hard to go back to. |

PLACES WORTH KNOWING Your fall shortlist  OCT Pumpkins at Gilcrease Orchard A beloved northwest tradition for an easy family weekend.  OCT 31 · MARY’S PICK Concours at Wynn Las Vegas Some of Mary’s earliest memories have engines in them. Once a month, a Corvette club gathered across the street from her childhood home, and she was always there to watch. On weekends she kept her father company while he worked on his cars, and later, her brother’s muscle cars taught her what speed sounds like. Years after that, she spent her days among the vintage cars at The Auto Collections, the classic car showroom that once filled the fifth floor of the Imperial Palace. This one was an easy pick. Saturday, 10 to 4, Wynn Golf Club. Plus a supercar night on Friday and a drive down the Strip on Sunday morning. Tickets at lasvegasconcours.com.  NOV The Eagles at the Sphere Shows November 13 and 14, then 27 and 28. There may be no more beautiful room in the world for it.  NOV 19 TO 21 Formula 1 Grand Prix Race night is Saturday the 21st. If family or clients are flying in, book now and plan around road closures all week. |

Thinking about a move next month or five years from now? We are a resource first, in English or en español. And if someone you love is planning to buy or sell, the best compliment you can give us is an introduction.  Market figures are from Las Vegas REALTORS (September 2026) and reflect existing home sales through the MLS. Luxury figures are from Nevada Real Estate Group’s analysis of MLS closed sales of $1 million and up in Henderson (90 days ending September 4, 2026) and in MacDonald Highlands (12 months ending September 15, 2026). They are not an appraisal or a promise of value. Listing information is deemed reliable but not guaranteed and should be independently verified. Local spotlights are unpaid. We simply love these businesses. |
