Hi First name / there

This fortnight I screened 22 suburbs against fresh rental data. Three went through my full 14-metric scorecard.

One stood out. Upper Coomera, on the northern Gold Coast.

The verdict is WATCH. The fundamentals are strong, and there are two things I want you to see before anything else. I'll show you both.

Vacancy is 0.5%. That's one of the tightest readings on this fortnight's list (SQM Research, August 2026). Tenants are competing for homes here.

House rents are up 9.1% in a year, to about $851 a week (SQM Research, October 2026). Three years ago they were around $693 (SQM Research, October 2026). Steady rent growth is what keeps cash flow on track when costs move.

Prices haven't run away. House asking prices are up about 40% over three years (SQM Research, October 2026). Solid, not overheated, for a suburb with this much demand.

People keep arriving. About 29,700 people live in Upper Coomera, up 9.4% since 2021 (AreaSearch, August 2026). The first stage of the Coomera Connector opened in December 2025 (Queensland Department of Transport and Main Roads, September 2026).

What I'm watching
First, supply. Homes listed for sale in the postcode have gone from about 402 to 632 in a year (SQM Research, September 2026). Part of that is spring. Part of it is a growth corridor doing what growth corridors do. I'm keeping a close eye on what's being built nearby.

Second, history. Upper Coomera isn't undiscovered. It's had a strong decade. I'm looking at it for income and steady growth, not a quick lift.

So my read is this: tight vacancy, rising rents, steady demand. Watch supply. Choose the right home.

Why the type of home matters here
That's why the home I'm looking at is a dual-key. Two self-contained homes on one title: a 3-bedroom and a 2-bedroom, about 230 sqm in total, on a block of around 600 sqm. Two leases. Two rents. If one side is empty for a few weeks, the other is still earning.

It's in a small subdivision already under construction, across the road from childcare, shops and a supermarket, with views to a neighbouring lake. Titles are expected in early 2027. Rents are appraised at up to 4.8% gross. Price is on request.

If you'd like the details, reply with "Upper Coomera". I'll send them privately and walk you through the full scorecard.

Next step: before any dual-key purchase, ask your broker how their lenders assess a dual-key home. Finance is the fuel, so it's worth knowing early.

Next week I'll go a layer deeper into what's driving the northern Gold Coast rental market, and what could change it.

Strategy first. Property second.
