When we take off our agent glasses (mine are sparkly, by the way), it honestly makes complete sense. Despite the spooky media headlines about rates and median home prices, people care about how much it's going to hurt each month. So shouldn't we be speaking that language from the get-go?
 
1000 Watt asked 1,000 aspiring buyers how they think about housing affordability. Not surprisingly, they think about it in terms of their monthly payment. Check out the stats:

If I were your coach, I would tell you that it's time to adapt to the language of your audience. Your buyer conversations and consultations need a monthly price calculation tool that you can whip on in real time, like Clint Eastwood in an Old Western whips out his pistol.

🥷🏼 Enter my secret weapon: Fidelity's Palm Agent App. I seriously don't understand why more agents don't use this.
 
If you don't know, Fidelity Palm Agent lets agents generate fast, county‑specific buyer and seller estimates. The Monthly Affordability (My PITI) calculator lets you show clients what homes they can afford by plugging in what they’re comfortable paying per month. You’ll see relevant home price ranges, factoring in mortgage and closing costs. It’s meant to simplify buying conversations and make affordability real-time and visual.
