No, that's not me shivering (it's still 100 degrees here in Gilbert, AZ 😅).
 
We are in the BER months! September, October, November… you get the picture. 
 
While that's exciting for those of us who love 🍂 Autumn, it also means that we are a few short weeks away from Quarter 4! 😱
 
I've been in the coaching game for a while, so I can say with complete confidence that this is the time of year when agents tend to slack off and get distracted by the holidays.
 
Let me be your coach for a second: agents who fall into this habit have a BAD Quarter 1 the next year. But your saving grace is so, so simple…
 
Conversations
 
Conversations = appointments. 
 
Conversations are the only metric that truly matters at the end of the day.
 
Your business doesn’t grow because of marketing tweaks, social posts, or “perfect timing.”
It grows because you stacked enough conversations that turned into appointments.
 
So the question is: how many conversations will you own between now and New Year’s?

It's simple: Follow the 5-2-1 daily formula and use a tracker. Because I love you, I made a Q4 Conversation Tracker for you.
 
It’s a simple sheet you can use digitally or print, tape to your desk, and use to log your conversations. You’ll see at a glance if you’re actually talking to enough people to set up your 2026. I also included some conversation starters ;) So you have no excuse!
 
Here’s how your challenge works:
  • 5 conversations every day (new leads, sphere, past clients).
  • 2 follow-ups with people already in your pipeline.
  • 1 ask for an appointment.
  • Update your tracker
Do that every workday until December 31, and I promise your 2026 pipeline will thank you.
