Here's what most agents don't know yet.
Zillow is now integrated directly into ChatGPT.
Buyers can open ChatGPT and type things like "homes near coffee shops in Scottsdale" or "single-story homes with a fenced yard near trails in Gilbert" — and ChatGPT searches Zillow in real time and returns matching listings.
Here's the part that matters for you.
Zillow's algorithm matches listings based on what's written in the Public Remarks. Not the photos. Not the captions. Not the agent notes. The remarks. If your description says "stunning home in a great location" — ChatGPT has nothing to match to a buyer's search. If it says "0.4 miles to Lifetime Fitness, west-facing backyard, EV outlet in garage" — now you're showing up.
Vague descriptions used to just be bad writing. Now they're costing you showings. 😬
Here's the fix.
Our friends at AiM Academy built a prompt specifically for this. It walks you through optimizing your public remarks for AI search — factual, keyword-rich, Fair Housing compliant, and built to show up when buyers are searching in ChatGPT.
Here's how it works:
- Paste the prompt into a new ChatGPT chat. It introduces itself as your Listing Optimization Assistant and walks you through a quick intake — property address or listing URL, your MLS character limit, and any photos or feature sheets you want to upload.
- Then it does the work. It pulls prior listing data automatically, geo-scans the surrounding area for nearby landmarks and amenities, and builds you a checklist to confirm before it writes. When it's done, you get a finished Public Remarks section — keyword-dense, character-limit precise, and ready to paste directly into your MLS.
- Pro tip from AiM: swap vague language like "walkable" for factual distances. "0.3 miles to Starbucks" is what the algorithm reads. "Walkable to shops" is what it ignores.
